Use our checklists to make sure everything’s in order when you move in, and follow our tips when moving out to protect your deposit and avoid last-minute stress. From day one to moving day, we’ve got you covered for a smooth start and finish to your tenancy.

Moving-in Checklist for Tenants
Before you move in:
- Confirm key collection date and time
- Read and sign your tenancy agreement which you will receive to your email from Goodlord (our property lettings software)
- Pay your first months rent and deposit
- Set up standing order for rent payments (please arrange with you bank)
- Arrange tenant contents insurance
Key collection and move-in:
- Collect keys from Quantum Estate Agents office
- Check the number of keys with your inventory
- Take meter readings
- Check property against your inventory
- If bills are not included: set up energy, water, broadband accounts
Moving Out Checklist for Tenants
Protect Your Deposit
Moving out doesn’t have to be stressful! Follow this checklist step by step to avoid common deductions and make sure you leave your student just as you’d want to find it.
Clean Thoroughly
Cleaning is the number one reason deposits get deducted. Imagine you’re moving back in yourself – would you be happy?
- Oven – Professional cleans cost £80–£100, so save money by doing it properly.
- Bathrooms – Pay special attention to toilets (including the base), sinks, and tiles.
- Floors & Carpets – Hoover everywhere (don’t forget to empty/change Henry hoover bags). Check corners and behind furniture.
- Skirting boards & kickboards – A quick wipe makes a big difference.
- Windows (inside) – Clear smudges, dust, and cobwebs.
- Fridges & Freezers – Defrost, clean, and remove all food.
- Dishwasher filters – Rinse them out.
- Hidden spots – Behind items, corners of carpets, and ceilings (cobwebs!).
- Blue tac on walls – Remove carefully. It leaves oily marks if left behind.
Top tip: Try to keep on top of cleaning your rental property so its not such a big job when you come to leave the property.
Remove Rubbish & Personal Belongings
- Take everything with you – no rubbish, clothes, or furniture left behind.
- Each bin bag left costs £10 to remove, so a quick tip run is cheaper!
Keys & Check-Out
- Return all keys to our Walmgate office.
- If returning out of hours, place keys in an envelope with your name only (not the property address).
- Unreturned keys may mean lock changes charged to you.
Meter Readings
- Take final gas, electricity, and water readings.
- Send them to your provider to close your account (if bills aren’t included).
Before You Leave
- Cancel or transfer any standing orders for rent (after your last payment has cleared).
- Double-check bin collection dates so you’re not leaving rubbish behind.
