Are bills included with student lets?

Yes – if your property isn’t bills-inclusive, you’ll pay for utilities and broadband separately. Planning ahead helps avoid any surprises.

Do I need a guarantor?

Yes, a UK-based guarantor is usually required. If you don’t have one, we may be able to offer alternatives such as advance rent payments or a guarantor service.

Can I pay my rent in installments?

Most student tenancies allow monthly payments, but check your tenancy agreement for the exact schedule. Budgeting ahead keeps life stress-free!

Tenancy Types & Moving In

What’s the difference between individual and group lets?

Group lets: You rent the whole property with friends under one joint tenancy.
Individual lets: You rent a room in a shared house, often with separate agreements.

No – you can collect your keys and move in any time after the tenancy begins. Most tenancies start in July and last about 50 weeks..

Is my deposit protected?

Absolutely – all deposits are registered and held in a government-approved protection scheme (TDS or equivalent) to keep your money safe and returned to you at the end of your tenancy.

How do I get my deposit back?

At the end of your tenancy, we’ll inspect the property and return your deposit, minus any reasonable deductions for damage or unpaid bills.

Furnishing & Living in Your Student Home

What’s included in a furnished student let?

Typical student properties include:

  • Beds, wardrobes, desks & chairs
  • Sofas, dining table & chairs
    Fridge/freezer, cooker, microwave
  • Washing machine

Note: Bedding, kitchenware, and personal items are not included.

Do I need to check the carbon monoxide (CO) alarm?

Yes – test your CO alarm monthly using the built-in button. If it’s missing, beeping unexpectedly, or not working, report it immediately. Safety first!

Can I have guests overnight?

Occasional guests are fine, but long-term stays or sub-letting are not allowed unless specified in your tenancy agreement.

Small changes like posters or removable decorations are usually fine as long as they don’t mark the walls. Major changes like painting walls require landlord approval.
